NAVARO Analytics (headroom.sg) is operated by NAVARO Pte Ltd. These terms cover the free page, Freedom Age and any report generated from them.

A guide, not a valuation. Every figure here is computed by NAVARO’s own analytics from recorded transactions, not by a licensed valuer or a bank. Before you decide, check it against a valuation from a licensed appraiser and from the bank you are borrowing from.

What a report is, and is not
- Every figure is computed from recorded transactions, rental contracts and public datasets; values marked as estimated are modelled, not recorded.
- An indicative valuation is not a formal valuation, appraisal or offer, and it does not account for the condition, tenancy, renovation or legal status of a unit.
- KEEP scores rank documented factors against NAVARO's own band tables, which are not published; they are an analytical opinion.
- Portal listings are a weekly capture supplied by a partner; asking prices are not transactions.
- A purchased report is generated once and does not change; the data date is printed on it.
Data sources
- Sales and rental contracts: URA data.
- Project positions, addresses and postal codes: OneMap (Singapore Land Authority), under the OneMap open data licence.
- Primary schools: General information of schools, Ministry of Education, via data.gov.sg, Singapore Open Data Licence v1.0.
- MRT and LRT station exits: Land Transport Authority, via data.gov.sg, Singapore Open Data Licence v1.0.
- HDB blocks and completion years: HDB Property Information, via data.gov.sg, Singapore Open Data Licence v1.0.
- Site areas: Master Plan 2019 Land Use layer, Urban Redevelopment Authority, via data.gov.sg, Singapore Open Data Licence v1.0.
- Live listings: public portals, refreshed weekly.
Prices and what they include
- A report: S$99, one-time, one project, the unit if you add one.
- A second report on the same order: S$79, offered only while your first report is being written, another project.
- A report and a year of re-runs: S$149, one-time: the report today, then the same report computed again on the new transactions each month for twelve months, each emailed to the address you paid with.
- Headroom Year: S$699 a year, one payment: twelve written reports on any condominium within twelve months of purchase, used at your pace, every one re-run monthly on the new transactions until the year ends. Delivered as a code bound to the email address at checkout, for one holder, not transferable. Unused reports lapse when the year ends. Nothing renews by itself.
Every report and re-run is analytics computed from the record on that day, not advice, and the same terms apply to each.
Payments and refunds
A report is a one-time purchase delivered as a web page at a private link once payment is confirmed. Because a report is generated to order from the data on that day, it cannot be returned once delivered; if a report fails to generate you are not charged. A Headroom Year and a year of re-runs begin at payment and are not refundable once they begin.
Privacy
The free page stores no personal data. A purchase creates a payment record with our payment provider and a report record holding the project, the unit if one was included, the payment reference and the email address given at checkout, which is used to send the report link. If you tick the box at checkout, we also send occasional emails with useful things for your property journey; withdraw at any time by replying STOP or emailing hello@headroom.sg.
