About Freedom Age
Freedom Age is a free Singapore retirement tool made by NAVARO. Households pay only if they choose one of its two plans.
Who runs it
Freedom Age (getfreedomage.com) is made and run by NAVARO, a property analytics company in Singapore. It is built for people who own their home, and first for owners of Housing & Development Board (HDB) flats.
It answers one question: at what age could your home start paying you a monthly income, and which moves could bring that age forward? Flatworth, NAVARO's HDB tool, and Headroom, NAVARO's condominium tool, supply some of the figures.
What it does
You answer five questions: who is planning and their ages, what you earn, what you own and owe, the monthly income you want, and where you want to go next. Freedom Age then prices each move open to your household on Singapore's loan, stamp duty, HDB and CPF rules, and shows the age at which your home could start paying that income.
- Free, no account: your Freedom Age, the moves that bring it forward, the month and the outlook.
- The Freedom Plan, S$199, one-time: the year to act, worked on your numbers, and every other path priced.
- The Freedom Plan with a consultation, S$449, one-time: the plan, and a 45-minute session with a registered property salesperson.
Nothing renews by itself. Terms and prices has the detail, and the methodology page sets out how each figure is worked out.
How we are paid
We are not a listing site or a financial adviser. If you choose the S$449 consultation, a partner agency pays us a referral fee if you later transact through its salesperson. You pay nothing extra.
- The free tool costs you nothing.
- The S$199 plan and the S$449 plan are paid by you, to NAVARO.
- The consultation is with a salesperson registered with the Council for Estate Agencies (CEA), from a partner agency, not NAVARO staff. You are given their name and CEA registration number before the session.
- If you later buy or sell through that salesperson, their agency pays NAVARO a referral fee out of its own commission. You pay nothing extra because of it.
- Your plan is yours whether or not you ever transact. You can take it to any salesperson, or to none.
- The order in which moves are shown comes from your own numbers and the goal you chose. Referral fees play no part in it.
The disclaimer and the terms carry the full wording.
What Freedom Age is not
- Not a valuation. The value of your home is an estimate from recorded transactions, or the figure you type in. A bank's valuer, or the valuer HDB appoints, may reach a different figure.
- Not a loan approval. Only a bank decides what it will lend.
- Not advice. It does not pick investments. The income pot in a plan is an illustration at a stated yield, not a product.
- Not the authority on your CPF, HDB or tax position. The CPF Board, HDB and the Inland Revenue Authority of Singapore (IRAS) are.
- Not a listing site. It does not list homes for sale or for rent.
- Not complete. It does not yet build CPF LIFE payouts, the Lease Buyback Scheme or the Silver Housing Bonus into your figures, and it does not reduce a flat's value as its lease runs down.
How pages are written and kept current
Freedom Age is published by NAVARO. Each guide shows the date it was last updated, states the rule as HDB, CPF or IRAS publish it, and links the official page it relies on. When a rule changes, we change the page and move the date.
What should earn your trust is where each figure comes from, not a name on the page. Every figure is a published record, a published rule, or an assumption we state. The methodology page lists them all.
Corrections
If you think a page or a figure is wrong, email hello@getfreedomage.com with the page and the figure. When we confirm an error, we will fix the page and note the date it changed.
To see, correct or delete personal data we hold about you, email hello@getfreedomage.com as well; it is the address our privacy policy gives for our Data Protection Officer.
Where our figures come from
- HDB resale and rental records: HDB data published on data.gov.sg, through Flatworth.
- Condominium and landed records: recorded sales and rental contracts, through Headroom and NAVARO's landed analytics.
- Addresses and postal codes: OneMap, from the Singapore Land Authority.
- Rules: the Monetary Authority of Singapore (MAS) for loan limits, IRAS for stamp duties and GST, HDB for flat rules and the CPF Board for CPF rules.
Datasets from data.gov.sg are used under the Singapore Open Data Licence version 1.0. The agencies that publish them make no promise that they are complete or accurate. What we compute from them is ours, and nothing here is endorsed by any government agency.
General information, not financial advice
Everything on Freedom Age is general information, not financial advice. It is worked on stated assumptions and on the rules in force on the date shown, without knowing your full situation. Before you act, check the figures that matter with your bank, HDB, the CPF Board, IRAS and a licensed professional.
