What the report is not. It is not a formal valuation, an appraisal or an offer, and it is not advice. It is analytics computed from the transaction record and public datasets. Where a project has too few sales for a line to be reliable, the report says so and marks the confidence low, rather than guessing.

Why now, and why S$99 is the wrong number to worry about

S$99 is a rounding error next to the decision. On a typical unit here it comes to a fraction of one per cent of the price.

You are not buying a report. You are buying the difference between the right unit and the wrong one, in a building where the record already shows both.

Pick the wrong bedroom type and the gap compounds every year you hold. The report works each type on its own sales, so you see which one the record favours before you commit.

Take the wrong stack or the wrong floor and you find out at exit, not at purchase. Section 9 prices the exact block, floor and stack against the units that actually traded, and section 10 lists every owner who bought and sold, with the unit number, so you can see which stacks made money and which did not.

Sell within the first year and seller's stamp duty alone takes 16% of the price for a property bought on or after 4 July 2025 (rates as at September 2026; confirm with IRAS). Section 12 runs that stress test before you sign, not after.

You are about to sign a three-month exclusive on the largest asset you own, and the first number you hear will be the agent's. Questions people ask

Is this a valuation? No. The estimate is indicative, computed from comparable sales, and the report says exactly how it was reached. A bank or a licensed valuer produces a formal valuation.
Where does the data come from? Sales and rental contracts are URA data. Positions and distances come from OneMap, MOE, LTA and HDB datasets under the Singapore Open Data Licence. Listings come from public portals, refreshed weekly. Section 18 lists every source.
Does it include my unit? Add the block, floor and stack on the free page before you order. The report then carries the unit's own sale history, the comparables used for it, and the seller's numbers for that unit.
Why not just use the free page? Because the free page hides the identities and stops at the typical unit. The report names every sale and every owner who bought and sold, works the seller's numbers on your unit, runs the hold and stress scenarios, and gives you the analyst's read in words.
Can I share it? Yes. It is a private link; anyone you send it to can read it and print it.
Will an agent contact me? No. Nobody sees your purchase except the payment processor and us, and we use the email address only to send the link.
What if the project has very few sales? The report still runs, marks the thin lines with low confidence, and widens the window where that is honest. It never invents a number.
